Cedarwood Station Property Owners Association is a covenant controlled community of property owners in Cedarwood Station, situated in a rural area of southern Pueblo County, Colorado.  To become a member of the association you must own property in Cedarwood Station. To access the full website you must be a registered member.

Both current property owners and prospective buyers should be aware of the following information:

  • Covenants. Cedarwood Station is a covenant protected community and all owners agree to abide by the covenant contract. Click here to review the Declaration of Covenants document. (Note: These are the covenant provisions for Phase III, which are identical to Phases I and II. Members have access to all documents on the Documents page.)
  • Property Use. Covenants restrict certain property uses. In particular, businesses are prohibited and improvements must be built on-site. For more information, see Covenant Section 2.1.
  • Lots. The community is comprised of 159 lots. Each lot is a minimum of 35 acres, which allows acquiring a permit for one exempt water well (see below). Private road access and connections for power and internet are available at each lot.
  • Zoning. The land is zoned as Agricultural One (A-1) by Pueblo County. Note that the Declaration of Covenants further restricts allowable land uses (see above).
  • Water. Water availability is by groundwater well only and water quantity and quality cannot be guaranteed. Colorado state permits for exempt wells provide water only for non-commercial household use, domestic animals, and no more than one acre of lawn/garden. The area is semi-arid and receives little rainfall. For more information on well permits, click here.
  • Dues. Property owners pay dues to the Association for maintenance of the private roads and other expenses. Dues are currently $200 per year per lot.
  • Incorporation.The POA is incorporated as a non-profit corporation under Title 7, Articles 121-137, of the Colorado Revised Statutes.
  • No Trespassing. All property within Cedarwood Station -- including the roads -- is private property and is protected by trespass law. Unauthorized public entry is prohibited. Thank you for respecting our members' property.
